Search New York City property information
New York City does not use a county assessor page for each borough. The Department of Finance operates a citywide assessment and property-tax system. Start in the Property Information Portal (PIP), which combines property facts, assessed values, exemptions, tax-map information and shortcuts for account actions.
- Use an address when you do not know the tax-lot identifier.
- Use the BBL when you need the strongest match. A BBL identifies the borough, block and lot.
- Choose the dedicated condominium, co-op, air-lot or subterranean-lot search when an ordinary address search does not describe the taxable interest.
- Open the selected lot and compare the address, tax class, owner or account information and building description before acting.
- Follow the official shortcut for payment, exemption or challenge actions rather than entering account information on an unrelated site.
What PIP can help you review
PIP can display assessed value, exemptions, building and land descriptions, tax-map history and recent property recordings. It also provides access points for paying a property-tax bill, challenging an assessment and requesting tax-map changes. The city publishes assessment-roll files separately for bulk research.
Separate assessment, payment, appeal and deed tasks
| Task | Correct system | Action |
|---|---|---|
| Find property facts, BBL and assessed value | NYC Department of Finance / PIP | Search the exact tax lot and review the current roll information. |
| Pay or review a property-tax account | NYC Department of Finance | Use the official pay page or the action link inside PIP. |
| Challenge the annual assessment | NYC Tax Commission | Use the current application and property-class deadline. Save filing confirmation. |
| Search deeds and mortgages | ACRIS; Richmond County Clerk for Staten Island | Search recorded instruments. The assessment record is not a title report. |
Annual notice and assessment review
DOF values NYC property every year and issues a Notice of Property Value. The notice explains market value, assessed value, exemptions and the route for challenging the assessment. It is not the tax bill. If the value, tax class, exemption or physical description is wrong, distinguish a clerical or record-correction request from a formal assessment challenge; a correction inquiry does not preserve an appeal deadline.
Exemptions, abatements and account changes
New York City administers programs for qualifying homeowners and properties through DOF. Search the property first, confirm whether a benefit appears, and then use the current official application or status route. A benefit on the seller's account should not be assumed to transfer automatically to a buyer.
Recorded ownership and recent transfers
PIP can show recent recording activity, but the recorded instrument remains the controlling source for deed research. ACRIS covers four boroughs; Staten Island uses the Richmond County Clerk. For a recent purchase that still shows the prior owner, compare the recording date and document identifiers with the DOF account before requesting a correction.
Buyer and owner checks
- Identify the exact BBL instead of relying only on the building address.
- Review the tax class, exemptions, assessed value and building description.
- Open the official tax account for current charges, payment status and payment plans.
- Search the correct recorded-document system for deeds, mortgages and releases.
- Use a survey or qualified professional when legal boundaries or air rights matter.
New York City direct questions
Can I search a New York City property without the owner name?
Yes. Use the Property Information Portal with the street address or the borough, block and lot. Condo, co-op, air-lot and subterranean-lot searches are also available.
Does the NYC Property Information Portal show the tax bill?
It provides property and assessment information and links into tax-account actions. Use the Department of Finance payment page for the current amount due and payment options.
Where do I challenge an NYC assessed value?
File with the New York City Tax Commission by the deadline applicable to the property class and notice. A correction request to DOF is not a substitute for a timely Tax Commission application.
Does ACRIS cover Staten Island deeds?
No. ACRIS covers Manhattan, Queens, the Bronx and Brooklyn. Staten Island recorded documents are handled through the Richmond County Clerk.
Can the NYC digital tax map replace a survey?
No. The City expressly warns that GIS and tax-map information should not be used as a substitute for engineering drawings or a legal survey.
