The Department of Assessment sets values; the independent Assessment Review Commission reviews annual grievances through AROW, and local town or city receivers generally issue the tax bills.

Search Nassau County assessment and land records

The Land Records Viewer is the starting point for a Nassau property. It can be searched by address or SBL and may show assessment-roll information, tax maps, property photographs, prior taxes, tax rates, exemptions and comparable sales.

  1. Search by house number, street name, town and ZIP when you do not know the SBL.
  2. Omit directional prefixes and street-type suffixes if the address search fails.
  3. Use the SBL when available and make sure its section, block and lot format matches the assessment database.
  4. Open the parcel and compare the location, tax class, assessment, exemptions and photograph.
  5. Use the County Clerk database separately for recorded deeds because Clerk and Assessor identifiers can be formatted differently.
Address-search tip: The official viewer advises entering the street name without directionals or suffixes. A parcel can be easier to find by SBL than by a mailing-style address.

Assessment is separate from the tax bill

The Department of Assessment develops the annual value and maintains property records and tax maps. The Assessment Review Commission is an independent agency that decides applications for correction of assessment. School and general property-tax bills are normally issued by the responsible town or city receiver, not by the Department of Assessment.

Use AROW for an annual assessment grievance

AROW, Assessment Review on the Web, supports property lookup, comparable-sale research, electronic grievance filing and appeal-status tracking. Nassau creates a new assessment each year, so an owner must challenge the applicable tentative roll even when an earlier appeal remains unresolved.

As of July 27, 2026, the regular ARC filing period for the 2027/28 assessment has closed. The official review calendar shows the next steps for that roll and will publish the dates for the next tentative assessment. Do not reuse an old date on a future filing.

What to prepare for an ARC filing

  • The correct SBL and property address.
  • The assessment and requested market value.
  • Comparable sales selected for similarity, location and relevant valuation date.
  • Photographs, repair estimates or documents supporting a physical-condition claim.
  • Authorization when a representative files for the owner.

Exemptions and record corrections

The Department of Assessment processes exemption applications and maintains property characteristics. If an exemption is missing, verify the applicable tax year and approval status. If a building characteristic, mailing address or owner entry is wrong, identify the exact field and provide the Department with the SBL and supporting document. A title dispute still belongs in the recorded-document and legal process.

No. Its assessment data, tax maps and ownership display are useful for identification, but recorded deeds and legal instruments must be searched through the County Clerk’s real-estate records.
