How to search Palm Beach County property records

The Palm Beach County Property Appraiser’s PAPA system searches real property by owner name, address or PCN and supports separate tangible-property and map research. The PCN uniquely identifies the parcel.

  1. Open the official PAPA website.
  2. Use the Real Property Search for land, homes, condos and commercial parcels.
  3. Begin typing the owner, address or PCN and select the predictive suggestion.
  4. Open the property detail to review ownership, sales, exemptions, values and taxes.
  5. Use Map Search, Nearby Sales or the tax calculator for additional context.
Portal-specific tip: Type an address slowly and select the predictive suggestion; copy-and-paste can perform poorly. A newly split or joined parcel may display zeros for prior history. The PCN appears near the top of the property detail.

What the property appraiser record includes

PAPA can show the location address, municipality, PCN, subdivision, official-records book and page, sales, owner and mailing address, legal description, exemption information, market and assessed values, taxable value, tax history and a parcel map.

The record is maintained for ad valorem assessment. It can help identify a parcel and explain assessment history, but it is not a survey, title policy, permit history or guarantee of current legal ownership.

Homestead, portability and other exemptions

The Property Appraiser administers homestead, portability, additional personal and organizational exemptions and maintains multiple service centers. Exemption Services also assists with ownership and mailing-address changes.

Palm Beach County records distinguish market, assessed and taxable values. Homestead may produce Save Our Homes limitation; non-homestead property uses a different cap. Portability can transfer eligible assessment difference.

The Clerk and Comptroller maintain recorded deeds, mortgages and liens. PAPA’s book/page reference can help locate a recorded document, but the property record remains an assessment record.

Common corrections

Use the Property Appraiser for mailing-address changes, exemption issues, ownership processing, parcel data or building characteristics. Zoning, permit history and legal surveys come from other agencies and should not be inferred solely from PAPA.
