How to search Broward County property records
BCPA provides multiple targeted search tools instead of forcing every record into one form. Real-property search is for parcels and assessment records; tangible, sales, subdivision, timeshare, commercial and land searches serve different research needs.

What the property appraiser record includes
BCPA records can include property ID, owner and mailing address, situs address, property use, adjusted building area, year built, beds and baths, zoning, legal description, land and improvement values, Save Our Homes value, exemptions, taxable values and sales history.
The record is maintained for ad valorem assessment. It can help identify a parcel and explain assessment history, but it is not a survey, title policy, permit history or guarantee of current legal ownership.

Homestead, portability and other exemptions
BCPA provides online homestead and other exemption filing, portability and exemption-status tools. Eligibility generally depends on ownership and permanent residence as of January 1, with supporting Florida identification and other information required by the portal.
Florida homestead owners may receive Save Our Homes limitation and portability. A buyer should not assume the seller’s assessed value or exemptions will remain after a change in ownership.
Assessment review and Value Adjustment Board
Value and exemption disputes may proceed to the Broward VAB. Use BCPA forms and the current VAB instructions. A value appeal, exemption denial and late-file request can have different deadlines and forms.

- Contact the Property Appraiser for an informal review without waiting until the last filing day.

Tangible personal property, agriculture and special records
BCPA separately supports tangible personal property, agricultural classification, commercial and land search, split/combine requests and catastrophic-damage reporting. Use the specialized workflow for the account type.
Tax payments and annual bills
BCPA states that it does not send tax bills or collect taxes. The Broward County Tax Collector handles billing and payment. Current-owner taxes are not a reliable estimate for a purchaser after reassessment.
Deeds, ownership updates and fraud alerts
BCPA updates ownership from deeds recorded with the Broward County Records Division. Owner Alert can notify a registered owner about record activity, but it is not title insurance and BCPA cannot adjudicate a fraudulent-deed dispute.
Common corrections
Contact BCPA for incorrect parcel characteristics, mailing address, exemptions or ownership processing. For a conflicting or allegedly fraudulent deed, search official records and obtain legal guidance; the Property Appraiser cannot decide who has superior title.
