Travis Central Appraisal District Property Search

TCAD’s database can be searched by owner name, property address, account number or doing-business-as name. TCAD handles appraisal records, exemptions, public data and protests; Travis County offices separately handle tax payment and recorded deeds.

Independent-site notice: County Property Lookup does not maintain the official record or accept property-tax payments. Use the listed office and official portals for filings, searches and payments.

How to search Travis County property records

TCAD states that its entire database is searchable by owner name, property address, account number or DBA. The property-search page also provides a separate map search and warns that current-year information is a work in progress.

  1. Open TCAD’s official property-search page.
  2. Choose property search or map search.
  3. Enter the owner, address, account number or DBA.
  4. Open the result and compare the legal description, value fields and exemptions with the property notice.
  5. Use TCAD’s online portal for eligible forms, protests and evidence exchange.
Fast troubleshooting: Search a shortened owner or address when an exact phrase fails. A DBA search is useful for business accounts. Current-year data can change before certification, so use the notice and official portal for filing decisions.

What the appraisal record can show

The public appraisal record is designed for property-tax administration. Depending on the account type, it may show the owner name and mailing address, situs address, account or property ID, legal description, land and improvement values, market and appraised values, exemptions or special appraisal, sales or deed references, building characteristics and links to maps or related documents.

TCAD also publishes preliminary and certified appraisal-roll exports, special exports, protest information and public-information request channels. That makes the district useful for both individual account research and larger public-data projects.

Exemptions and special appraisal

TCAD accepts homestead applications online, by mail or at the office. The district lists general homestead, over-65, disability, disabled-veteran and surviving-spouse benefits and provides a dedicated exemption helpline.

Rural owners should use the district’s agricultural or open-space forms rather than assuming an “ag exemption” transfers automatically. The office reviews qualifying use, history, intensity and change-of-use issues.

Protesting a Travis County appraisal

For most Texas property owners, the normal protest deadline is May 15 or 30 days after the notice was delivered, whichever is later. The deadline printed on the notice controls.

TCAD permits online, mail and in-person protest filing. Online users can upload evidence, review district evidence and accept or reject a settlement offer. Informal meetings may occur by phone or video, followed by an ARB hearing if unresolved.

  • Check the account and notice before filing.
  • State the reason for the protest and the owner’s opinion of value where requested.
  • Upload or deliver photographs, repair estimates, comparable sales and corrections to property characteristics.
  • Review the district’s evidence and settlement options before the formal hearing.
  • Keep the confirmation number, postmark or stamped copy.

Business personal property, minerals and special accounts

Business accounts can be found with the DBA search. TCAD publishes public data and forms for business personal property, while confidential rendition details are not part of the public account display.

Mineral, utility, industrial, manufactured-home or special-inventory accounts can use different search filters and forms. Select the correct property type before assuming the account is missing.

Property taxes, deeds and ownership changes

The Travis County Tax Office is responsible for property-tax bills and payment. TCAD’s taxable value is an input to the bill, not the final amount due across all taxing units.

Use the Travis County Clerk deed-record system for recorded ownership documents. If a deed is recorded but the appraisal owner is stale, provide the instrument details to TCAD.

Correcting a property record

Start with the field that is wrong. For an incorrect mailing address, ownership entry, legal description, acreage, building area, property class or exemption, collect the property ID, the current record, and the document that supports the correction. Ownership changes normally depend on a recorded deed reaching the appraisal district; boundary disputes and title conflicts require more than an appraisal-record correction.

Buyer and homeowner checks

  • Download or view the appraisal record and compare current market, net appraised and taxable values.
  • Identify homestead or other benefits that may not transfer to the buyer.
  • Review the Tax Office account and the Clerk’s deed record independently.
  • Check public exports or map data for parcel context, but obtain a survey for boundaries.
  • Estimate the post-sale tax base instead of copying the seller’s bill.
