Search Maricopa County parcels, owners and addresses

The Assessor search accepts APNs in multiple formats, full owner names and standard addresses. The Parcel Viewer provides map context and identifies which county office supplies each data layer.

  2. Open the parcel details and review Full Cash Value, Limited Property Value, legal class and property characteristics.
  3. Use the Parcel Viewer for map and location context.

Search shortcut: If an address search fails, omit the city, state, ZIP or street type. Use standard direction abbreviations such as N, S, E, W, NE, NW, SE and SW.

What the public record can and cannot establish

Maricopa records can show Full Cash Value, Limited Property Value, legal classification, parcel maps, property characteristics, ownership and notices. Arizona uses the Limited Property Value to calculate most property taxes.

The Assessor distributes data from other county agencies in the Parcel Viewer and cannot correct every layer. Recorded documents and tax bills belong to different offices.

Full Cash Value and Limited Property Value

Arizona notices two key values. Full Cash Value reflects market conditions, while Limited Property Value is generally the taxable base and can be limited by Proposition 117 when no qualifying change applies. Limited Property Value cannot be appealed merely because the owner dislikes the tax amount.

For the 2027 notice cycle mailed in February 2026, the Assessor published an April 21, 2026 petition deadline. Always use the date printed on the notice for the current appeal.

Maricopa County exemptions and valuation relief

The Assessor administers personal exemptions, senior valuation protection, organizational exemptions, agricultural classifications, historic-property treatment and legal-class corrections.

  • Rental property registration and legal-class verification can affect classification.
  • Business personal property has an e-filing system.

Maricopa County valuation appeals

A real-property owner generally has 60 days after the notice mailing date to file an administrative appeal. The Assessor’s calendar publishes exact dates for each tax year, and later routes can include the State Board of Equalization or Tax Court.

Appeal Full Cash Value or legal classification with evidence. Do not frame the filing only as a complaint that the tax bill is too high.

Property-tax bills and payments

The Treasurer’s parcel search accepts name, situs address, parcel/account number or VIN. For a standard parcel number, the Treasurer explains that the first eight digits and any alpha suffix are sufficient; dashes and the final check digit are unnecessary.

Deeds, ownership and recorded-document research

Recorded documents are maintained by the Maricopa County Recorder. Use the Recorder’s records or Title Alert when document activity or legal ownership matters.

  • Use the complete owner first name rather than an abbreviation.
  • Remove street type if an address query fails.
  • The Treasurer and Assessor may accept different parcel-number formats.
  • A property class error requires Assessor review, not a Treasurer correction.
  • Parcel Viewer layers can come from agencies other than the Assessor.
